Mini splits (ductless heat pumps) have become one of the most requested systems we install across the Bay Area — and for good reason. But they're not perfect for every home, and there's a lot of confusing advice out there about brands and sizing. Here's our honest take after installing hundreds of them.

The Pros of a Mini Split

Zoned comfort. Each indoor unit is its own zone with its own temperature setting. Heat the bedroom at night, the living room during the day, and skip the rooms nobody uses.

Very high efficiency. Because there's no ductwork, you avoid duct losses — which can eat up 20–30% of a central system's output. Inverter compressors also ramp up and down instead of blasting on and off, sipping electricity at part load.

Heating AND cooling in one system. Every mini split is a heat pump. For Bay Area homes that never had AC, one installation solves both problems.

No ductwork needed. Perfect for older San Francisco and Oakland homes where running ducts through walls or crawl spaces is impractical or destructive.

Quiet operation. Modern indoor units run as low as 19–25 dB — quieter than a whisper. Outdoor units are far quieter than a traditional AC condenser.

Electrification-friendly. If you're moving off gas, a mini split heat pump is often the simplest first step — and it can qualify for local rebates (see our current rebates page).

The Cons (Yes, There Are Some)

Aesthetics. A wall-mounted unit is visible in the room. Some homeowners don't mind; some do. Options like floor consoles, ceiling cassettes, or a slim ducted air handler can hide the equipment, but they add cost.

Upfront cost per zone. Covering a whole house room-by-room with ductless heads can cost more than one ducted system. This is why we often recommend hybrid setups — ductless where it makes sense, a compact ducted unit for bedrooms.

Filtration is basic. Mini split filters are washable screens, not deep media filters. If allergies or air quality are a priority, a ducted zone with a proper filter cabinet does better.

Condensate and line sets need a path. Every indoor unit needs refrigerant lines and a drain route to the outdoor unit. On some walls that's easy; on others it takes planning to keep it tidy.

They need correct installation. More than almost any other system, mini split performance depends on the installer: proper line set lengths, vacuum, charge, and — most importantly — correct sizing (more on that below).

Mitsubishi vs. Daikin: Which Brand Is Better?

Both are excellent Japanese manufacturers — this isn't a case of a good brand versus a bad one. Both build reliable inverter compressors, both offer cold-climate models, and both have been making ductless equipment for decades.

That said, we install Mitsubishi, and here's the honest reasoning:

  • Low-temperature heating performance. Mitsubishi's Hyper-Heating (H2i) models maintain full rated heating capacity in cold weather that exceeds anything the Bay Area will throw at them. Milder-climate performance is effortless.
  • Quiet, refined indoor units. Mitsubishi's wall units are among the quietest in the industry, and their airflow control (i-see sensors on some models) is genuinely useful.
  • Flexible system design. Mitsubishi's multi-zone lineup lets us mix ductless heads with ducted air handlers on one outdoor unit — our favorite configuration for two-story homes.
  • Installer network and support. Parts availability and technical support in Northern California are excellent, which matters years down the road.

Daikin makes strong equipment too — their fit-and-finish and warranty terms are competitive, and a well-installed Daikin will serve you well. Our view: the installer matters more than the brand. A perfectly installed Daikin beats a poorly installed Mitsubishi every time, and vice versa. Choose a contractor who sizes the system properly and stands behind the work, then let them install the brand they know inside and out.

How Long Does a Mini Split Last?

A quality mini split, properly installed and maintained, typically lasts 15–20 years. That's on par with — or better than — a conventional AC and furnace.

What shortens a mini split's life:

  • Oversizing (short cycling wears the compressor — see below)
  • Skipping maintenance — washable filters should be cleaned every month or two, and coils professionally cleaned periodically
  • Poor installation — improper vacuum or refrigerant charge quietly damages the compressor over years
  • Salt air — coastal homes should rinse the outdoor coil and consider corrosion-protected models

What helps it last: annual professional maintenance, keeping the outdoor unit clear of debris, and letting the inverter do its thing instead of switching it on and off constantly.

Better to Oversize or Undersize a Mini Split?

If you're forced to pick between the two: a slightly undersized mini split beats an oversized one. That surprises most homeowners, so here's why.

Oversizing is the classic mini split mistake. An inverter compressor is most efficient and most comfortable when it runs long, low, and steady. Every mini split has a minimum output it can't go below. If the unit is too big for the room:

  • It hits the setpoint quickly, then short cycles — turning on and off repeatedly
  • Short cycling wastes energy, wears the compressor, and causes temperature swings
  • In cooling mode, it doesn't run long enough to dehumidify properly, leaving rooms cold and clammy
  • You paid more for a bigger unit that performs worse

A slightly undersized unit, on the other hand, simply runs longer at high output on the few extreme days a year — and in the Bay Area's mild climate, those days are rare. The rest of the year it modulates comfortably in its sweet spot.

The real answer, of course, is neither — size it right. That means a load calculation based on your room's square footage, insulation, windows, sun exposure, and ceiling height — not a rule of thumb off a chart. A 12,000 BTU head in a small bedroom is a comfort problem, not an upgrade.

The Bottom Line

Mini splits are efficient, quiet, and a great fit for many Bay Area homes — especially older houses without ducts and homeowners moving away from gas. Their weak points (aesthetics, per-zone cost, basic filtration) are manageable with smart system design. Mitsubishi and Daikin are both top-tier brands; we install Mitsubishi because of its heating performance, quiet operation, and flexible multi-zone design. Expect 15–20 years from a well-maintained system, and whatever you do, don't let anyone oversize it.
